obviously geared towards them raising money for their own deals. Not very "instructional". They are not teaching anything, just touching on various aspects while they are looking for lenders to fund their own operation.

This course is neither comprehensive nor informative. In fact, if you have any financial or real estate background at all, you will learn virtually nothing. The problem is that the course is supposed to give you some information on getting started in the private lending business. The closest it gets is defining what a private lender is and telling you that you can use your ira to do it. I don't even think these guys have likely ever even done a private loan. They are wholesalers and flippers not hard money lenders. The fact that they use 10 percent as a lending rate is sort of a giveaway. No hard lender I know of is lending to flippers for less than 12 percent. The course may just be a way to attract inexperienced people to lend to them for better rates. That would be smart. That said, if you have money to lend, don't bother trying to learn from these guys. luckily I one spent $15 here. If I bought at full price, I would have been on the phone with udemy demanding my money back.
